The economic engine of our province, generating more than 25% of Canada’s Gross Domestic Product. Roughly 25% or 9.2 million people are home to the Greater Golden Horseshoe area and this number keeps growning – FAST.

Supply and Demand

In economic theory, the law of supply and demand is considered one of the fundamental principles governing  an economy. Simply put, if Demand increases the price will tend to increase and if the Supply increases then the price will decrease.

Ontario’s housing market has seen a tremendous up-tick in the past several years as demand sky rocketted and the pricing followed suit.

Ontario’s Housing Gap (Supply)

The chart on the site shows the realities of Ontario’s current gap as published in Ontario’s Housing Supply Action Plan. 

Housing takes too long to build and costs too much. The endless red tape, unexpected changes in fees ass years of paperwork and can also contribute to tens of thousands of dollars to the cost of an average home. These layers of regulations make it hard to build the much needed types of homes, namely Town-homes, mid-rises and family-sized apartments. This coupled withe the skyrocketing rents make it difficult and costly to build new rentals and to be a landlord.

While the Ontario government does not directly build housing, they can ease the process by streamlining and encouraging densification around readily available infrastructure.

Population Growth (Demand)

Canada has long been seen as a safe country for investment purposes. With our top notch banking system coupled with individuals desires to make Canada their home we have seen tremendous growth over the decades.

Ontario specifically sees the builk of the net migration from other provinces as well as international immigration. Just look at the downtown Toronto core and you will see a landscape that has changed dramatically over the past 40 years with towering buildings now filling the cityscape.

On average we see roughly 40,000 – 50,000 new households each year moving into the Ontario population. This has lead to an increase of services and the demand for housing.

Residential Housing Price Growth

The Tornto Real Estate Board (TREB) tracks sales of homes in the Ontario market and publishes housing statistics on a monthly basis. The chart on the side shows the average sold price for residential housing over the past two decades. You can see that even during times of a downward trend the overall health of the market bounces back. The unprecedented market of 2017 shows the unregular spike of the overinflated market. However, since then the market has some what levelled off and heading back to its normalized trending.
